Income before optimism
Use supported rents, full operating costs, and realistic reserves. A future refinance or rising price should be a possibility, not a requirement.

Define your search →01 / THE INVESTMENT THESIS
Our starting point is simple: evaluate the income a property can support today, then consider what tomorrow might bring.
Inspired by the 2026–2035 strategy review, our framework brings together suburban single-family housing, thoughtful acquisitions, and patient portfolio management. National trends set the questions. Local evidence and property-level underwriting inform the decision.

Use supported rents, full operating costs, and realistic reserves. A future refinance or rising price should be a possibility, not a requirement.
Review comparable leases, nearby supply, property condition, taxes, insurance, and access to employment for each address.
Understand the hold, improve, and resale paths before making an offer. Keep room for vacancies, repairs, and changes in your own plans.
02 / FIND YOUR STRATEGY
Select a path to explore what to look for, what to verify, and how to prepare.
Assess single-family homes against verified lease comparables, carrying costs, and the capital needed to operate through ordinary setbacks.

03 / THE RENTAL WORKSHEET
Test a sample property, change the assumptions, and see how the cash flow responds. All starting values are illustrative.
Effective rent = gross rent × (1 − vacancy). Operating expenses = property taxes + insurance + HOA/other costs + management on collected rent + maintenance on gross rent. NOI excludes financing and capital reserves. Cash flow subtracts operating expenses, capital reserves, and principal and interest from collected rent. Initial cash = down payment + closing costs + initial repairs/reserves. Cash-on-cash = annual cash flow ÷ initial cash. The stress case keeps financing and fixed costs unchanged. All figures are nominal and before income tax; a negative result is shown without adjustment.
04 / A DECADE WITH DIRECTION
Adapted from the report’s three-phase roadmap. Review milestones against actual market conditions rather than a predicted rate path.
Set acquisition criteria, confirm financing, build reserves, and review both listed and appropriate off-market opportunities.
PRIORITY: DISCIPLINED ENTRYUse operating results to decide when another purchase makes sense. Expand only when cash, management capacity, and local evidence support it.
